I am concerned about the lower quality of houses and small lots that do not match the intent of the Town of Winfield Comprehensive plan.I have concerns about increased traffic on 109th-an already overtaxed road-and increased traffic through adjoining subdivisions.

Traffic patterns all over Winfield are terrible. From the obvious huge traffic flow on 109th; Randolph will become worse as well as 113th and surrounding roads in this and other communities from the increased population. This is not the Winfield we originally moved to..The Winfield that has a small town feel..with the two lane roadways (109th), we cannot support more and more cookie cutter subdivisions with tiny lots. I moved to Winfield in order to live in a more rural area. Since moving here, the farm land around us has been disappearing at an alarming rate! I'm starting to think we should've moved further south! I do not want any R4 lots or the increased traffic congestion due to packing them in. It is already a "suicide run" to make a left turn out of Wyndance subdivision. There are too many homes being built and lack of infrastructure to support the additional bodies and vehicles on the roads which are already a death trap. I live in the trees and can barely make a right turn to get out of development. Forget a left. There is too much congestion in this area as it is. Our police dept. Is not large enough. It's going to increase the crime rate, drive down 109th and look in the yards and ditches, it is nothing but garbage and alcohol bottles/cans,People drive 60mph in a 30mph zone keep that out of a small town USA!

Im signing because 500+ houses will bring 1000+ cars. Traffic is horrible already and these roads are dangerous and overcrowded. The schools will also become more overcrowded. These lot sizes and houses are cheap and have the potential to bring in less than favorable buyers.
